Furniture and Furnishings
The Furniture and Furnishings (Fire)(Safety) Regulations 1993 (amended in 1997) were designed to improve safety
standards for tenants and were an extension of the 1988 Act. These regulations affect all landlords in the private and public sectors who let accommodation in the course of business and have created a tenancy since 1997.
It is essential that all upholstered furnishings without exception must comply unless manufactured prior to 1950, thereby exempting vintage and antique pieces. All post 1950’s furniture must therefore have a permanent manufacturers label sewn in confirming compliance. This includes cushions, mattresses, footstools, pillows, padded headboards or anything containing foam.
It does not usually include carpets or curtains, but … when in doubt – leave it out!
