Electrical safety
The Consumer Protection Acts cover the safety of electrical goods in property. The Electrical Equipment (safety) Regulations 1994 came into force in 1995. They stipulate that all electrical equipment, which includes the mains wiring, within rented property must be ‘safe’.
Whilst at the present time it is not mandatory to arrange for formal certification, a regular inspection by a qualified electrician shoud be considered essential. If a tenant should be injured through a faulty electrical device and decides to take legal action against the landlord, the only defence that could be relied upon would be proof that the landlord had been duly diligent in leaving the property or appliance in a safe condition. This may be hard to prove without evidence of a safety check!
