The Letting and Management Service with Insured Rent Protection

NB Please note that from time to time Simply Lets may run promotions which involve discounted fee structures. We will be pleased to explain these promotions at the time  of the appraisal of your property.

We are also able to offer preferential fee structures to landlords who are able to instruct us in multiple lettings and management, your letting consultant will be pleased to discuss these options and terms with you.

The following are only brief summaries and should be read in conjunction with both our Brochure of Services and our Terms and Conditions, both of which can be provided upon request.

The Letting Service

Ideal for landlords who live in the immediate area, are comfortable with legislation, serving of legal notices and dealing with tenants problems on a first hand basis throughout the course of the tenancy. The service includes your initial rent appraisal and;

    Unlimited advertising through our own high profile web site and other worldwide sites including Right Move,  the country’s leading property web portal
    Direct targeted companies and organisations to include Relocation Service Companies
    Smart and effective advertising through highly visual letting boards
  • Accompanied viewings
  • Tenant vetting (and personal introduction to the landlord where required)
  • Tenant referencing using professional external referencing agencies to include credit searches, CCJ checks, bankruptcy checks, character references, previous landlords confirmations, employment details together with salary confirmations, continuity and security of employment, proof of previous addresses and a fully referenced guarantor if necessary.
  • Preparation of a comprehensive legal tenancy agreement, bespoke to the clients individual requirements.
  • Comprehensive written inventory and schedule of conditions, supported by a digital photographic record of conditions.
  • Prerequisite legal notices to fulfil compliance requirements.
  • Deposit and initial rent collection.
  • Signing of contracts, notices and inventory, exchange and key hand over.
  • Services transfer assisting with the landlords responsibility to notify the relevant authorities where applicable.

The Letting and Management Service

Ideal for those landlords who are away from the area, overseas, or are in any way uncertain about changing legislation or perhaps those who just do not wish to be directly involved face to face with their tenant and feel perhaps more comfortable knowing their property is in the hands of professionals.

This Service covers all of the above PLUS

  • Deposit registration. Simply Lets will register the deposit in a Government approved scheme and ensure compliance with all requirements imposed by the scheme to protect the landlords from penalty
  • Communication. Simply Lets being the first point of contact for the tenant in the case of any problem.  We have 24-hour emergency numbers, will determine the nature of the problem, report to you (at a reasonable time) and arrange for repairs as required. Teams of specialist contractors are available to provide competitive rates with quotes being obtained whenever required. Conversely if you have your own preferred contractors we will be pleased to instruct them in any matters as appropriate.
  • Rent collection. Rent will be demanded monthly in advance and upon receipt and clearance, placed directly (no ‘holding’ for a few extra days or weeks) in the landlords account via our computerised banking system, with written remittance notice confirmation.
  • Annual statements for tax purposes. Detailing rents, commissions and repairs paid and received on your behalf.
  • Regular property visits. Usually every 12 weeks dependant upon the nature of the tenancy. Whilst it is not feasible to fully check an inventory at an inspection, problems noted or brought to our attention by the tenant will be reported to you and any remedial action recommended.
  • Legal Notices. Serving the appropriate legal Notice’s to include Notice to Quit to conclude the tenancy under Section 21 of the Act, or negotiating the fixed or periodic terms of extension on your behalf and providing any recommendations with regard to rent reviews in order to maintain maximum income yields.
  • Post Tenancy checkouts. Key collection, post tenancy inventory check, meter readings where requested and reports to the landlord with a schedule of condition. We prefer the landlord to also visit the property wherever possible (evidently you will know your property better than most). We will discuss and recommend to you retentions and any remedial action that may be required. We will negotiate and arbitrate on your behalf if a problem regarding the close of tenancy arises to minimise potentially difficult situations if a problem is detected. If we are not able to agree with the tenant a retention from the deposit, then we will provide appropriate support to the landlord should the matter proceed to a dispute service hearing.

The Letting and Management Service with rent protection

This service is suitable for landlords who would prefer maximum financial security and who require even greater peace of mind. Whilst every endeavour is always made to ensure the best possible tenant is found for your property, it is evidently not possible to predict whether a tenant may suffer an unexpected financial burden through ill-health, redundancy or change in circumstance for instance.

This Service therefore covers all of the above PLUS

  • Rent Guarantee which ensures that if for any reason during the course of the tenancy a tenant fails to make any rental payments within 28 days of being due – the payment will made for you. We will then deal with any rent arrears litigation that may follow on your behalf and cover the cost of; instigating legal action, solicitor, preparation expenses, our costs and any fees incurred in court appearances etc. whilst seeking possession and arrears.

This insurance is available in fixed 6 month tranches. Renewals must be requested by the landlord or they will lapse.
